Free assessment. No obligation.

The assessment

Know the terms before you hand over the keys.

The free assessment sets out what you would be agreeing to, so you can compare before you commit.

  1. The rent and payment date

The proposed rent, start and due dates, and what happens during a vacancy.

  2. Who looks after what

Which management, repairs and costs are ours, and which stay yours.

  3. The route that fits

Guaranteed Rent or HMO Management, compared before you commit.

The building

A Bermondsey address is a starting point. The building changes the assessment.

A Shad Thames warehouse flat, a Jamaica Road flat and a South Bermondsey house each need a different letting plan. We start with the building and do the checks for you.

  • The curved, cream-rendered front of an old house with sash windows

Bermondsey Street and the warehouse streets

We check the basics behind the character: access, communal repairs, heating and ventilation. We confirm listing or conservation-area status before proposing any work to windows or exteriors.

  • A Georgian brick terrace, partly covered in ivy, behind railings on a main road

Jamaica Road and access to Bermondsey station

We describe the walk to Bermondsey station from the actual front door. In a managed block, we collect the entry, fob and building contacts before anyone moves in.

  • Warehouse apartments with iron balconies and old cranes beside a tidal dock

Shad Thames and the riverside blocks

We read the lease and building rules with you: permitted use, consents and who handles what. Our proposal shows the service charge and any notified major works next to the rent.

  • A two-storey Victorian brick house with arched windows and autumn creeper

Shared houses towards South Bermondsey and SE15

We measure rooms and check kitchens, bathrooms and escape routes, not just the bedroom count. We confirm lawful use and licensing before putting a figure on room income.

Two services

Choose the income arrangement before the management package.

Guaranteed Rent pays you an agreed rent. HMO Management leaves the rental income, and its risk, with you. We’ll show you both for your property.

Guaranteed Rent

An agreed rent paid by us

We become your tenant under a written agreement setting out the rent, term, payment conditions and responsibilities. Covered occupancy gaps don’t change your rent.

Suits owners who want predictable income. We set out the full terms and the costs that stay with you.

HMO Management

Managed rooms with market rental income

You keep the rental income; we manage the agreed work, from marketing and move-ins to rent collection, inspections and repairs.

Fees are agreed upfront. Rental income is not guaranteed: empty rooms, arrears and running costs affect your return.

The numbers

The highest advertised rent is not the whole calculation.

We put a fixed-rent offer and a conventional let side by side on the same annual basis, including occupancy, fees, repairs, bills and service charges.

  • We price against homes of a similar layout and condition.
  • We separate advertised rents from agreed rents, and date each one.
  • For an HMO, we show whether room figures include bills.
  • We list who pays each cost under the agreement.

We don’t price your flat from a postcode-wide average, in SE1 or anywhere else.

Next steps

From your postcode to a written proposal.

Three steps from first enquiry to proposed terms. Nothing is signed until you have reviewed them.

  1. Step 1: Tell us about the property.

Postcode, bedrooms and the service you’re considering.

  2. Step 2: Review the details together.

Layout, condition, occupancy and permissions. We may need a viewing.

  3. Step 3: Decide with the terms in front of you.

If it fits, review the proposed rent or fees and responsibilities before signing.

Local guides

Look at the part of the area your property is actually in.

SE1, SE15 and SE16 each bring different buildings, transport and rules. Start with the guide for your postcode.

Before you let

Five things we check before a new letting arrangement.

Whichever arrangement you choose, we check these first. Some decisions rest with your council, lease or lender, so we tell you what to request and from whom.

  1. The full address and council.

Postcodes aren’t council boundaries, so we confirm which council covers the property.

  2. Licensing.

Smaller properties can need a licence too. We check the current scheme for the address.

  3. Planning and permitted use.

Separate from licensing. We confirm lawful use and whether any change needs permission.

  4. Lease, lender and insurer.

We tell you which consents the arrangement needs; you or your agent request them.

  5. Current occupation.

We review existing agreements. A new manager doesn’t end a tenant’s rights.

Southwark runs separate mandatory, additional and selective licensing schemes. Check the current rules for your address, or the responsible council’s if it isn’t Southwark.

Useful starting points: find your local council; Southwark property licensing; Southwark planning guidance. Local guidance reviewed 7 October 2026. Check the current position for your property.

Questions

Questions before you enquire

Short answers to what landlords ask first. Anything specific to your property is covered in the assessment.

Is the rent guaranteed when the property is empty?

Yes, for occupancy gaps covered by the agreement. Your proposal sets out the term, any exclusions, repairs and the circumstances in which payments could change or stop.

Can you manage my HMO without taking it on Guaranteed Rent?

Yes. It’s a separate service with agreed fees. You keep the rental income, and the vacancy and arrears risk.

Will you take any property in these postcodes?

No. SE1, SE15 and SE16 are our assessment area; condition, layout, permissions and occupancy all matter.

Can I switch if there are already tenants?

Tell us who lives there and how it’s managed; we’ll review the agreements first. Enquiring doesn’t mean ending a tenancy.

Do you cover Peckham, Nunhead and Rotherhithe?

Yes. We assess SE15 and SE16 as well as SE1, using the actual address rather than treating everywhere as Bermondsey.

Will the online form give me a rent figure immediately?

No. The form starts a free assessment; we review the property before quoting a rent.
